Quoted prices are not including utilities such as Water, Electric and Gas. All contracts are in Spanish and are prepared in accordance with the current Spanish legislation. They are legally binding for the contract term and the minimum term is three months with the maximum term being 12 months. All contracts include an option to renew if both parties are in agreement.

Before deciding to rent and live in Spain you should do as much research as possible on the particular area and resort that you are looking for and we would even suggest a few short breaks or holidays in your chosen area to ensure that you are making the correct descicion.
There are several important factors to consider when looking for a property that could influence your choice and all aspects of your forthcomming time in Spain should be carefully considered before you decide where you are going to stay.
Think about the type of life you looking for.
Do you want peace and quiet or do you want hustle and bustle?
Do you have children ?
Do you need to be near a good school ?
Private or Public school ?
How is your health ?
Is it important to be close to the hospital or medical center ?
Would you like the beach to be within working distance ?
Do you have a job to start and want to live near it ?
All of the above should be considered and evaluated befor making any firm choices.
Long term contracts are a minimum length of 3 months and a maximum length of 12 months and require a deposit equal to two months rental monies. Should you decide to leave the property for what ever reason before the end of the contract term, you will forfeit your deposit. This means that if there is any uncertainty, you should take a short term contract of you are not 100% sure so that you are not tied to a property that may not be what you need for the best part of one year.
A very important point is the "Padron". This is the register at the town hall that says you are living at a particular address and you will need this to get children in to school or get medical care or to get an NIE number. The NIE number is an identification number for foreign residents and you should have this if you are living in Spain for more than six months a year.
To apply for the Padron and or NIE number you must have a valid rental contract that must be for a duration of six months or more on the date that you apply for the Padron or NIE.
